1. Fading colour
A roof that has lost its colour has lost its ultraviolet (UV) protection. Fading is the first sign the coating is breaking down and no longer shielding the roof from the sun. It is easy to miss because it happens slowly — compare a sheltered edge with the exposed centre.
2. Chalking
Rub the roof and a powdery residue comes off on your hand — that is chalking, the binder breaking down at the surface. A chalked roof needs cleaning and recoating before the next coat will bond.
3. Moss and lichen
Green or black growth holds moisture against the roof and lifts the coating. Treat it with Biocide and recoat before it spreads under the film. Moss is worst on shaded, south-facing slopes.
4. Hairline cracks
Cracks in the coating let water into the roof below. A flexible recoat bridges hairline cracks; wider cracks need filling first.
5. Rust on a metal roof
Rust starting at fixings, laps and edges means the primer has failed. Treat it with Rust Remover, prime and recoat before it eats through the sheet.
6. Damp patches inside
Damp on the ceiling under the roof is a late sign — the coating is already letting water through. Recoat with a waterproofing product such as Fiber Coat and fix the entry point.
7. Peeling or flaking paint
Peeling means the bond has failed, usually from age or poor prep. Strip the loose coating, prime and recoat to restore the roof.

Fading, chalking and light moss are early warnings — plan a recoat within the year. Cracks, rust and peeling are letting the roof degrade now, so act within weeks. Damp inside is urgent: water is already entering, so fix it before it reaches ceilings, insulation and the roof structure.
How to check your roof safely
Inspect from the ground with binoculars, from a secured ladder at the eaves, or from inside the roof space looking for daylight and damp. Do not walk on tiles or asbestos sheets — leave a close inspection of a fragile or steep roof to a contractor.
